Yes! Our Business Bridging Loans are a short-term finance solution for business owners and property buyers^. We will fund up to 75% LVR of the combined value of the properties you are offering as security. For example, if your existing property is worth $2m, and you owe your bank $1m, we can lend you a further $500,000. If you are planning to refinance, your new incoming lender will repay your current first mortgage and our loan at the same time. Nice and simple.
Costs vary depending on your unique loan scenario. For example, we may charge:
Establishment Fee: This fee starts from $2,500, and is calculated as a percentage of the total loan amount. It is added to your final loan amount (so you don’t physically pay it up front), and is repaid when your loan is closed.
Legal Costs: These are kept to a minimum, but varies depending on the number of properties, if there is a Trust, more than 2 Directors, and any other complexities. Legal fees are pre-paid by us and added to your final loan amount, and is repaid when the loan is closed.
Interest rate: Our loans are only for a short term, so interest is calculated monthly (not annually – or per annum). Our rates start from a low 1.99%pm. (which is the lowest in the market for a lender that does not do valuations, and who can fund you in 24 hours!)
Repayments: There are NO REPAYMENTS during the loan term (for up to 3 months) as the interest is pre-paid by us for the first 3 months. After that point, interest simply needs to be paid monthly until you’re ready to repay the loan.
